The 80,000-square-feet warehouse had been quite an ambitious project and
an impressive property in its day, but that was 100 years ago, when the
surrounding railyards were also active. By 1983, it and the assorted
buildings added over the years had fallen into such disrepair that the
Santa Fe Fire Department had already decided to let them burn to the
ground if they should catch fire.
DeWindt Henry began a bold renovation of that site, the old Santa Fe Builders Supply Company (Sanbusco), the following year with the new owners, Schepps New Mexico Development Corporation. The project was conceived as a mixed use of retail shops, professional services offices and restaurants. Naturally, much of the original construction had to be updated to meet current codes and other contemporary needs. Rather than mask the old-fashioned elements,every effort was made to highlight the eclectic assemblage of 100 years of construction by following the same design approach used in the original aesthetic. For instance, the renovation featured the exposed air ducts and industrial-style lighting fixtures and repeated the original steel storefront windows. The project involved working within 23 structural systems. We sought out authentic replicas of period design elements, or had them reproduced. In addition to the public spaces we built out 11 lease spaces for such diverse uses as restaurants, a ballet studio and an art institute. Sanbusco became the proud flagship of a redevelopment surge that swept through the city's Guadalupe Street/Santa Fe Railroad area in the middle to late 1980s. Tenants now include a Borders bookstore and an Orvis outfitter along with local retailers, a wine shop and an upscale restaurant. The project won several important awards, including the Governor's award for Historic Preservation, the Old Santa Fe Association Historic Preservation Award for Commercial Projects and the Design of the Year Award from the New Mexico Business Journal. |
